2. Individuals and data covered
We process data about people who contact us, website and show home visitors, clients and potential clients, buyers, tenants, their representatives and authorised agents, and contact persons at suppliers and partners.
Depending on the circumstances, data may include:
- identification and contact details: first and last name, telephone, email and address;
- identity document details and marital status needed to conclude preliminary agreements and contracts;
- details of your preferred home or commercial space, viewing preferences, offers received and correspondence;
- financial data relating to payment: payment method, bank account and mortgage information, if you provide it;
- technical data from website visits, described in section 10.
We do not request all this information in every case, only what is necessary for the stage you have reached.
3. Purposes and legal bases
Requests for offers, information and viewings
We respond to messages, send offers, arrange viewings and keep you informed about the unit you are interested in. Legal basis: steps taken at your request before entering into a contract (Article 6(1)(b) GDPR), or our legitimate interest in responding to enquiries (point (f)).
Reservations, preliminary agreements and contracts
We prepare and conclude reservation agreements, preliminary agreements and sale or lease contracts for apartments, villas, commercial units and parking spaces, and manage payments, handover, warranties and repairs. Legal basis: performance of a contract (point (b)) and legal obligations (point (c)).
Legal, tax and anti-money laundering obligations
We issue invoices, keep accounting records and, where required by Romanian Law no. 129/2019, verify the identity of customers and beneficial owners and submit required reports. Legal basis: legal obligations (point (c)).
Suppliers and partners
We manage relationships with builders, designers, suppliers and service providers. Legal basis: performance of a contract and legitimate interests (points (b) and (f)).
Security and protection of rights
We protect the website and IT systems, manage incidents and defend our rights in disputes. Legal basis: legitimate interests (point (f)) or legal obligations (point (c)).
4. Where we obtain data
We receive data directly from you through website forms, telephone, email, WhatsApp or viewings. Sometimes we receive it from your representative, contractual counterparties, the notary, the bank or public registers such as the land register. Where we obtain data indirectly, we inform you under Article 14 GDPR.
5. When you must provide data
Data required for contracts and legal obligations is necessary: without it, we cannot sign the contract. For an enquiry or viewing, your name and a contact method are sufficient. Consent to commercial communications is separate, and declining it does not affect you in any way.
6. Who may receive data
Data may be disclosed only to the extent necessary to:
- the notary authenticating documents and, through the notary, the land registry authorities (ANCPI/OCPI);
- the lending bank, if you choose financing;
- ANAF and other authorities, on request or as required by law;
- the owners' association or building manager after handover, for information needed for management;
- our IT, web hosting, email, accounting, courier and legal advice providers, processing data on our behalf under agreements compliant with Article 28 GDPR.
We do not sell personal data.
7. Telephone, email and WhatsApp communications
If you contact us on WhatsApp or social media, we use the data only to respond. These services have their own privacy policies. Please send identity documents and documents containing sensitive data by email or bring them to a meeting, rather than sharing them in public conversations.
8. Transfers outside the European Economic Area
Some services used (Google Analytics, Meta and WhatsApp) may involve processing outside the EEA, including in the USA. Transfers take place only on the basis of a European Commission adequacy decision, such as the EU–US Data Privacy Framework, or standard contractual clauses. You can request further details using our contact address.
9. How long we retain data
- Enquiries without a contract: up to two years after the last contact, then deleted;
- Contracts and related documents: for the contract term, followed by the relevant limitation and construction warranty periods;
- Accounting documents: ten years, under the Accounting Law;
- Customer due diligence documents: five years after the relationship ends, under Romanian Law no. 129/2019;
- Technical and analytics data: as set out in the Cookie policy.
10. Website, cookies and analytics
When you visit the website, we process technical data (IP address, date and time, page visited and browser) for operation and security on the basis of legitimate interests. Google Analytics and Meta Pixel statistics are used only with your consent. Data entered in forms is not sent to those services. See the Cookie policy.
11. Advertising and commercial communications
We send project news only with your consent. You can unsubscribe easily and free of charge at any time. Customer photographs or testimonials are published only with separate consent.
12. Security and automated decisions
We apply technical and organisational measures appropriate to the risk and manage security incidents in accordance with the GDPR. We do not take decisions based solely on automated processing that produce legal effects concerning you.
13. Your rights
You have rights of access, rectification, erasure, restriction of processing, portability (in the cases in Article 20 GDPR) and objection. You may object to direct marketing at any time without giving a reason. You may withdraw consent at any time without affecting earlier processing.

We update this policy when our data processing practices change. We inform you before starting processing for new purposes.
